LIFE Homeowner Resource Center

A little help for the home you already own. You do not have to be buying or selling to have a question worth asking. Here are practical tools for fall maintenance, homeownership decisions, and finding the right next step.

Fall 2026 home checklist

  • Check HVAC filters and arrange professional servicing if needed.
  • Check gutters and downspouts from ground level; arrange safe cleaning where needed.
  • Look for air gaps, water intrusion or deteriorating weatherstripping around windows and doors.
  • Test smoke and carbon monoxide alarms and replace expired devices.
  • Know where the main water shutoff is located.
  • Disconnect outdoor hoses as freezing weather approaches.
  • Inspect visible steps, railings and exterior lighting.
  • Check under sinks and around appliances for signs of leaks.
  • Keep receipts, warranties and repair photos together.

Safety reminder: Do not climb roofs or ladders or attempt gas/electrical repairs yourself. Follow manufacturer guidance and hire qualified professionals where appropriate.

Keep these homeowner records handy

Insurance policies and renewal dates; mortgage and escrow information; property-tax statements; HVAC, roof and appliance records; warranties; permitted improvements; HOA information if applicable; emergency contacts; and trusted local service providers. Review your insurance coverage and deductibles with your insurer before renewal.

Should you stay, renovate, rent or sell?

There is no universal right answer. Before deciding, compare actual ownership costs, likely repair expenses, estimated sale proceeds, and—if renting is an option—vacancy, insurance, maintenance, management costs and reserves. We can help you organize those questions and discuss real estate options without pressuring you to move.
