Housing Resources
Housing questions shouldn’t require a sales pitch. Here are practical starting points, whether you’re buying, selling, renting, relocating or caring for a home in North Carolina.
When life changes unexpectedly
Grief, aging, reduced income, mortgage concerns or urgent home repairs can make it hard to know where to begin. We’ve gathered independent resources and practical starting points.
Buying: a five-question starting point
Know your comfortable monthly payment, cash available for upfront expenses, financing options, intended move date and non-negotiable home needs. Understand due diligence and earnest money before submitting an offer. A lender, inspector and North Carolina closing attorney have different responsibilities.
Selling: prepare for decisions, not promises
Consider how much time you have, what repairs are known, whether improvements are worth the cost, the likely selling expenses and what you’ll do if the home doesn’t sell immediately. Use current comparable sales and competition to inform a pricing discussion—not an unsupported price guarantee.
Renting: know the complete cost
Ask about application criteria, rent, security deposit, utility responsibility, pet policies, maintenance reporting, renter insurance requirements if applicable, and the written move-out process. Avoid paying anyone who cannot provide a verified listing and secure application method.
Property ownership: protect the home and the records
Keep a record of important repairs, warranties, insurance renewals, property taxes and major systems. For rental homes, review the management agreement, vendor approval practices and reporting expectations. Use qualified professionals when work or decisions require specialized expertise.
Military-connected moves
PCS orders and moving deadlines can change decisions quickly. Discuss a realistic timeline, lender or mortgage obligations, the option to keep a home as a rental, and resources provided by your installation or applicable military program. VA loan eligibility and terms should be verified directly with a qualified lender or VA source.
Small home-care checklist
Locate water shutoffs and electrical breakers, know how to report urgent repairs, check smoke alarms, keep key documents together, and update an emergency contact list. Renters should follow lease responsibilities and seek permission before making alterations.
